If you’ve been renting and feeling like you want to make the move to homeownership, but don’t know where to start or don’t believe it’s possible, I’m happy to share inventory and discuss real options with you. Even on a tight budget, there is still affordable inventory. If we take a look at Silver Lake, Los Feliz, Echo Park, North East LA and Pasadena there are currently around 60 Active Condos priced at $600,000 and below. One of my favorites of the bunch is 1930 N Vermont #207 a 1 bedroom 1 bath, with parking, low HOA dues located in an iconic neighborhood within close proximity to Skylights Books, Alcove, Bru Coffeehouse, Los Feliz 3 Movie Theater and the newly reopened Los Feliz Farmer’s Market.
Asking $499,000. *Building Qualifies for FHA, put as little as 5% down.

Looking outside of Condos, there are over 100 single family homes on the market at the moment ranging from $475,000 to $1mil with many in move-in condition. That said, this newly restored Craftsman in Lincoln Heights, a 3 bedroom 2 bath with all major systems updated, is asking $899,000.

Many are betting on Lincoln Heights to continue to come up and that may be the case with 3127 Baldwin Street being near to so many local favorites: French Moroccan restaurant and wine bar Zizou, Benny Boy Brewing, B24 Cafe and The Brewery Arts Complex simply known locally as “The Brewery.”

FIRST STEP: PRE APPROVAL
All that said, your first step towards homeownership is getting in touch with a Lender and getting pre-approved – What does getting pre-approved mean? A pre-approval tells you exactly how much home you can afford based on your income, credit, debts, and down payment. Justin Bayle from Lend LA is easy to reach and speak with and will hold your hand through the process. Click on logo below to reach Justin.
