We recently closed escrow on a vintage Craftsman Duplex (1914) in Historic Filipinotown, also lovingly called Hi-Fi. You may have driven through HiFi at some point on your way from DTLA to Silver Lake or Echo Park. It’s a little pocket in between. While I’m rooting for Historic Filipinotown (some cool spots have popped up over the recent years: Doubting Thomas, Thunderbolt & Rasarumah to name a few), the average days on market (DOM) for a multi-family in Hi-Fi can be long period, anywhere from 90 to 100 days. That said, we approached 211 S Burlington as if we were marketing a single family Crafstman in Silver Lake or Echo Park. We suggested a stager that would attract the “Eastside buyer” making the duplex Eastside-friendly, warm and inviting, exterior gardening prep [including privacy fencing], new light fixtures, light paint touch ups, and an Eastside photographer who could capture the vibe of the home.

That said, within a relatively short period of time (under 20 days) we received multiple offers and brought Burlington to close within a 21 day escrow period. True, the fact that Burlington was being delivered without tenants did help the cause, but had the home not been staged and prepped I don’t believe we would have achieved the healthy sales price we did, and likely (DOM) would have hit in that average pocket of 90 to 100 days.

Pre-Covid it felt like HiFi was going to burst, buyer activity was really starting to pick up, and some cute mom and pop shops were opening in the area. Like many Eastside locations, Covid pushed HiFi back a few years (In my opinion), but I still feel hopeful about the neighborhood. Given that a buyer can purchase a mutli-family or single family home around or under $1,000,000, HiFi makes a lot of sense to include in your Eastside search — especially given its proximity to Silver Lake and Echo Park.
